Licence Registration & Compliance
SFA Food Shop Licence
​
It is mandatory to have an SFA Food Shop License to open any food establishment in Singapore, such as a bakery, restaurant, canteen, coffeeshop or eating house, or takeaway kiosk.
​
An active SFA Licence is also required in order to apply for foreign worker passes with MOM.

URA Change of Use

Your selected space must have the correct Grant of Written Permission by the Urban Redevelopment Authority (URA) in order to proceed with SFA Food Shop Licence application.Â

If your unit’s permission for use is not any of the following: Restaurant, Bakery, Canteen, Eating House, or Takeaway Foodshop, it is likely that you need to apply for a Change of Use. We are well versed in this process and the documentation necessary to prepare a proposal according to your concept.

Fire Safety
SCDF Fire Safety Certificate and Fire Suppression System
​
A Fire Safety Certificate (FSC) assures the occupants of a building and is issued after all fire safety works have been completed to SCDF’s requirements. Failure to comply with this is an offence under the Fire Safety Act 1993 and the owner is liable to court action.
A RI (Registered Inspector) will carry out an inspection and a QP (Qualified Person) is required to do the FSC application. At Secret Sauce, we provide an all-in-one service including document preparation, advisory on fire safety works, fire suppression system and product implementation, inspection and application by our certified QPs.
QP Endorsement of Plans

Some landlords such as mall managements may require tenants to submit fit out plans that are checked and endorsed by a QP together with the relevant licences, such as SFA licence and SCDF FSC before a joint inspection with the building’s M&E consultants.
Site Survey, Planning & Layout
You may be considering a unit but would like a second opinion, or need a layout drawing for proposal submission to the building management, or URA/ HDB for change of use. It may feel premature to hire an interior designer or contractor for these even before you have committed to a lease.
